About Belmont
A guide to the city, its neighborhoods, and its homes.
Belmont sits between San Mateo and San Carlos. Most of the city climbs into the hills west of El Camino Real, so many homes have bay or canyon views.
The housing is mostly single-family homes from the 1940s through the 1970s, with condos and townhomes closer to El Camino Real and Ralston Avenue.
Getting around
US-101 runs along the east side, and SR-92 and I-280 are a few minutes north and west. Ralston Avenue is the main road across town.
Caltrain stops at Belmont station near Ralston Avenue and El Camino Real.
Neighborhoods
- Carlmont
- Hillside homes around Carlmont Village shopping center and Carlmont High School.
- Belmont Heights
- Hillside streets with mid-century homes and view lots above central Belmont.
- Sterling Downs
- Flatter streets with smaller post-war homes near El Camino Real.
- Homeview
- Older homes on gentle slopes between El Camino Real and the hills.
Homes
Expect split-level and ranch homes on sloped lots. Many lots have retaining walls, decks, and steep driveways.
Condos and townhomes cluster along El Camino Real and near Ralston Avenue.
Schools
Belmont is in the Belmont-Redwood Shores School District for kindergarten through 8th grade and the Sequoia Union High School District for 9th through 12th grade. Notre Dame de Namur University has its campus in Belmont.
School boundaries change. Confirm the assigned schools for any address with the district before you buy.
Parks, shops, and things to do
Waterdog Lake Park has trails through the hills on the west side. Twin Pines Park near city hall has lawns, a creek, and a playground.
Carlmont Village and the Ralston Avenue corridor have most of the shops and restaurants.
What to check before you buy
- Hillside homes may have drainage, retaining wall, or foundation issues. A structural or geotechnical inspection is often worth it.
- Some upper hillside areas fall in mapped wildfire hazard zones. Check the CAL FIRE map and insurance quotes early.
- Steep lots can limit additions and ADUs. Check setbacks and slope rules with the city before you plan a project.
