About Redwood City

A guide to the city, its neighborhoods, and its homes.

Redwood City is the county seat of San Mateo County. It has a growing downtown around Courthouse Square, a Caltrain express station, and a port on the bay.

Homes range from older bungalows near downtown to hillside ranch homes in the west and townhomes and condos close to Caltrain. Redwood Shores, on the bay side of US-101, has its own page on this site.

Getting around

US-101 runs along the bay side, and I-280 runs along the hills. Woodside Road (SR-84) and Whipple Avenue connect the two.

Caltrain stops at Redwood City station downtown.

Homes

Single-family homes make up most of the city's sales. Downtown has added many new condo and apartment buildings since 2010.

Hillside homes in the west often have larger lots and views. Flat neighborhoods near El Camino Real have smaller lots.

Schools

Most of Redwood City is in the Redwood City School District for kindergarten through 8th grade. Redwood Shores is in the Belmont-Redwood Shores School District. High school students attend the Sequoia Union High School District, including Sequoia High School and Woodside High School.

School boundaries change. Confirm the assigned schools for any address with the district before you buy.

Parks, shops, and things to do

Edgewood Park and Natural Preserve has hiking and spring wildflowers. Stulsaft Park and Red Morton Park have trails, fields, and a community center.

Courthouse Square hosts concerts and events, and downtown has restaurants, a cinema, and the historic Fox Theatre.

What to check before you buy

  • Some areas east of US-101 and near the bay may fall in FEMA flood zones. Check by address.
  • Emerald Hills addresses may be unincorporated. Confirm whether the city or the county handles permits.
  • Hillside lots may need a geotechnical review before major work.
