About Palo Alto

A guide to the city, its neighborhoods, and its homes.

Palo Alto sits next to Stanford University in northern Santa Clara County. It has two downtowns, University Avenue and California Avenue, two Caltrain stations, and its own city-owned utilities.

Homes range from 1900s Craftsman and Victorian houses near downtown to post-war Eichlers and ranch homes in south Palo Alto and new construction across the city.

Getting around

US-101 runs along the east side and I-280 along the west. Oregon Expressway and Page Mill Road cross the city, and El Camino Real runs through it.

Caltrain stops at University Avenue and California Avenue. Stanford Shopping Center sits next to the University Avenue station.

Neighborhoods

Old Palo Alto and Crescent Park
Large older homes on wide, tree-lined streets near downtown.
Professorville and Community Center
Historic homes close to downtown. Parts of Professorville are a historic district.
College Terrace
Small lots and older cottages next to Stanford, with a mix of remodels and new homes.
Midtown and Duveneck/St. Francis
Post-war ranch homes and Eichlers on regular lots near shopping.
Barron Park
A semi-rural feel, with irregular lots and some streets without sidewalks.
Greenmeadow, Fairmeadow, and Charleston Meadows
Large concentrations of Eichler homes in south Palo Alto.
Palo Alto Hills
Larger lots west of I-280 with views.

Homes

Single-family homes dominate, and many sit on lots of 6,000 square feet or more. Teardown and rebuild activity is common.

Condos and townhomes are a smaller share of sales and cluster near downtown, California Avenue, and El Camino Real.

Schools

Palo Alto Unified School District serves the city from kindergarten through 12th grade, including Palo Alto High School and Gunn High School.

School boundaries change. Confirm the assigned schools for any address with the district before you buy.

Parks, shops, and things to do

Foothills Nature Preserve, the Baylands Nature Preserve, and the Stanford Dish trail all offer hiking. Rinconada Park and Mitchell Park have pools, libraries, and playing fields.

University Avenue and California Avenue have restaurants and shops. California Avenue hosts a weekly farmers market.

What to check before you buy

  • Some Eichler tracts have a single-story overlay that limits second stories. Check zoning before you plan to add a floor.
  • Homes near San Francisquito Creek and in parts of east Palo Alto may fall in FEMA flood zones. Check by address.
  • Historic homes may need city review before exterior changes.
  • The City of Palo Alto provides electric, gas, water, and fiber service. Ask for the seller's utility bills to estimate costs.
