About Foster City
A guide to the city, its neighborhoods, and its homes.
Foster City is a planned city built in the 1960s and 1970s on landfill in the bay, east of San Mateo. A network of lagoons runs through town, and a levee surrounds it.
Homes include single-family houses, many on the lagoons, plus a large share of townhomes and condos.
Getting around
SR-92 runs along the north side and connects to the San Mateo Bridge and the East Bay. US-101 is a few minutes west.
The nearest Caltrain stations are Hillsdale and Hayward Park in San Mateo.
Neighborhoods
- Lagoon-front homes
- Single-family homes and townhomes with back yards on the water, many with docks.
- Interior neighborhoods
- Single-family homes on cul-de-sacs, often with neighborhood parks nearby.
- Condos and townhomes
- Complexes near Metro Center and along the shoreline.
Homes
Most single-family homes date from the late 1960s and 1970s and follow a handful of builder floor plans. Many have been updated.
Condos and townhomes make up a large share of sales, so the citywide median depends on the mix of homes that sold.
Schools
Foster City is in the San Mateo-Foster City School District for kindergarten through 8th grade and the San Mateo Union High School District for 9th through 12th grade.
School boundaries change. Confirm the assigned schools for any address with the district before you buy.
Parks, shops, and things to do
Leo J. Ryan Park sits on the central lagoon with a lawn, an amphitheater, and boat rentals. The Bay Trail runs along the levee around town.
The lagoons are used for kayaking, paddleboarding, and small sailboats. Many neighborhood parks sit within a short walk of most homes.
What to check before you buy
- The city has upgraded its levee to meet updated FEMA standards. Check the current flood zone and insurance requirement by address.
- Homes on bay fill can show settlement. Look for cracks and uneven floors.
- Read HOA documents and reserve studies for townhomes and condos. Lagoon-front homes may also have dock or seawall upkeep.
