About Los Altos Hills

A guide to the city, its neighborhoods, and its homes.

Los Altos Hills is a rural town in the foothills above Los Altos and Palo Alto. Zoning requires lots of one acre or more, and the town has almost no commercial development.

Most homes are large custom houses on hillside lots, many with views across the valley.

Getting around

I-280 runs through the town. Page Mill Road, Arastradero Road, and El Monte Road connect to Palo Alto, Los Altos, and Stanford.

The nearest Caltrain stations are in Palo Alto, Mountain View, and San Antonio.

Neighborhoods

Fremont Hills

West of I-280
Larger hillside parcels toward Foothill College, Hidden Villa, and the open space preserves.
Palo Alto side
Homes near Page Mill Road and Arastradero Road close to Palo Alto.

Homes

Nearly all homes are single-family houses on large lots. Many are new or rebuilt. The town has rules on floor area, height, grading, and paths.

Because few homes sell each month, the monthly median price can swing widely. Look at the rolling numbers and the sale count together.

Schools

Most of Los Altos Hills is in the Los Altos School District and the Mountain View-Los Altos Union High School District. Part of the town is in the Palo Alto Unified School District. Check by address. Foothill College is in the town.

School boundaries change. Confirm the assigned schools for any address with the district before you buy.

Parks, shops, and things to do

The town maintains a network of walking and riding paths. Byrne Preserve, Westwind Barn, and nearby Rancho San Antonio and Hidden Villa offer trails and open land.

Arastradero Preserve sits on the Palo Alto border.

What to check before you buy

  • Some areas use septic systems and others have sewer. Confirm which one the home uses and inspect it.
  • Parts of town fall in mapped wildfire hazard zones and landslide areas. Check maps and get insurance quotes early.
  • The town may require path easements along your property. Review the title report.
  • Confirm the school district by address.

This guide is general information, not legal, tax, or inspection advice. Verify details for any specific property.
