About San Mateo

A guide to the city, its neighborhoods, and its homes.

San Mateo sits midway between San Francisco and San Jose on the Peninsula. It has one of the larger downtowns on the Peninsula, three Caltrain stations, and direct access to the San Mateo Bridge.

Homes range from 1920s Spanish and Tudor houses near Central Park to 1950s ranch homes in the hills and newer condos and townhomes around Bay Meadows and Hillsdale.

Getting around

US-101, I-280, and SR-92 all pass through town. SR-92 connects to the San Mateo Bridge and the East Bay.

Caltrain stops at San Mateo (downtown), Hayward Park, and Hillsdale. San Francisco International Airport is about 15 minutes north by car.

Neighborhoods

Baywood and Aragon
Older homes on tree-lined streets near Central Park and downtown, many from the 1920s to 1940s.
San Mateo Park
Larger lots and older estate-style homes on the border with Hillsborough.
Sugarloaf and Laurelwood
Hillside ranch homes from the 1950s and 1960s near Sugarloaf Mountain open space.
Hillsdale and Bay Meadows
Newer townhomes, condos, and single-family homes built on the former Bay Meadows racetrack, next to Hillsdale station.
Shoreview, Mariner's Island, and Fiesta Gardens
East of US-101. Post-war homes, townhomes, and condos near the bay.
North Central and Downtown
Older homes, duplexes, and apartments within walking distance of the downtown Caltrain station.

Homes

Single-family homes make up much of the city, but San Mateo also has a large supply of condos and townhomes, especially near downtown, Hillsdale, and Mariner's Island.

Older homes west of El Camino Real often have original details and older systems. Hillside homes may have view lots and more grading or drainage work.

Schools

Most of San Mateo is in the San Mateo-Foster City School District for kindergarten through 8th grade and the San Mateo Union High School District for 9th through 12th grade. College of San Mateo sits in the hills on the west side of town.

School boundaries change. Confirm the assigned schools for any address with the district before you buy.

Parks, shops, and things to do

Central Park has a Japanese garden, a rose garden, and playing fields. Coyote Point Recreation Area on the bay has a beach, a marina, and the CuriOdyssey science center.

Downtown runs along B Street and the numbered avenues, with restaurants, a cinema, and a weekly farmers market. Hillsdale Shopping Center anchors the south end of town.

What to check before you buy

  • Parts of eastern San Mateo sit in FEMA flood zones. Check the flood map by address, since flood insurance can change your monthly cost.
  • Older homes may have original sewer laterals, knob-and-tube wiring, or galvanized plumbing. Budget for inspections.
  • Hillside lots may need a geotechnical review before additions or major remodels.
