About Saratoga

A guide to the city, its neighborhoods, and its homes.

Saratoga sits in the foothills west of San Jose. It is mostly single-family homes on larger lots, with a small historic village on Big Basin Way.

Homes range from mid-century ranch houses on the flats to large custom homes in the hills.

Getting around

SR-85 crosses the east side of the city. Saratoga Avenue and Saratoga-Sunnyvale Road connect to I-280 and San Jose. SR-9 climbs into the mountains toward Skyline Boulevard.

Saratoga has no rail station. Most residents drive to Caltrain in Sunnyvale or San Jose.

Neighborhoods

Saratoga Village
Older homes and some condos within walking distance of Big Basin Way.
North Saratoga
Mid-century homes on flatter lots near the Cupertino and San Jose borders.
Golden Triangle
Homes on larger lots between Saratoga Avenue and SR-85.
Hillside Saratoga
Custom homes on large lots in the foothills, many with views.

Homes

Single-family homes make up most sales. Lots are often a half acre or more, and hillside parcels can be several acres.

Condos and townhomes are a small share of sales.

Schools

Elementary school districts vary by address, including the Saratoga Union School District and the Cupertino Union School District. High school students attend the Los Gatos-Saratoga Joint Union High School District, the Fremont Union High School District, or the Campbell Union High School District, depending on the address.

School boundaries change. Confirm the assigned schools for any address with the district before you buy.

Parks, shops, and things to do

Hakone Estate and Gardens and Montalvo Arts Center are in Saratoga. Sanborn County Park and Villa Montalvo have hiking trails.

Big Basin Way has restaurants and shops.

What to check before you buy

  • Hillside areas fall in mapped wildfire hazard zones. Get insurance quotes early, and check defensible space requirements.
  • Some hillside homes use septic systems or private roads. Inspect them and review road maintenance agreements.
  • Confirm school districts by address.
