About East Palo Alto

A guide to the city, its neighborhoods, and its homes.

East Palo Alto sits on the bay side of US-101 between Menlo Park and Palo Alto, plus a section west of the freeway along University Avenue. It incorporated as a city in 1983.

It has the lowest median home prices in this part of the Peninsula, with a mix of post-war single-family homes, small multi-unit buildings, and newer townhomes.

Getting around

US-101 runs through the city. University Avenue connects to downtown Palo Alto and to the Dumbarton Bridge and the East Bay.

The nearest Caltrain stations are Palo Alto and Menlo Park.

Neighborhoods

University Village
Post-war single-family homes on regular lots in the south part of the city.
Palo Alto Park and the Gardens
Older homes on larger lots, some with room for an ADU.
Woodland Park and Westside
West of US-101 near San Francisquito Creek, mostly apartments and condos.
University Circle
Offices, a hotel, and shops next to US-101 at University Avenue.

Homes

Single-family homes from the 1940s and 1950s make up much of the city. Many lots have room for an ADU or have one already.

Townhomes and condos are a smaller share of sales. The city's Ravenswood Business District plan allows new office and residential projects near the bay.

Schools

East Palo Alto is in the Ravenswood City School District for kindergarten through 8th grade and the Sequoia Union High School District for 9th through 12th grade.

School boundaries change. Confirm the assigned schools for any address with the district before you buy.

Parks, shops, and things to do

Cooley Landing park sits on a point in the bay with trails and views. The Bay Trail runs along the shoreline.

Ravenswood Open Space Preserve and the Palo Alto Baylands are a short drive away.

What to check before you buy

  • Parts of the city sit in FEMA flood zones near the bay and San Francisquito Creek. A creek levee project finished in recent years. Check the current flood map by address.
  • Check for unpermitted additions or garage conversions, and confirm the legal unit count on multi-unit properties.
  • Ask about water and sewer capacity for any new construction or ADU plans.
