A guide to the city, its neighborhoods, and its homes.
Campbell is a small city between San Jose, Los Gatos, and Saratoga. Its downtown runs along East Campbell Avenue, with older storefronts, restaurants, and the Pruneyard shopping center nearby.
Homes range from early 1900s cottages near downtown to post-war ranch homes and newer townhomes and condos.
SR-17 runs along the east side of the city, and SR-85 crosses the south side. I-280 is about 10 minutes north.
VTA light rail stops at Hamilton, Downtown Campbell, and Winchester. Caltrain is in San Jose, at Diridon Station.
Single-family homes make up most sales, with a larger share of condos and townhomes than nearby Los Gatos or Saratoga.
Many addresses with a Campbell mailing address sit outside the city limits, in San Jose or unincorporated Santa Clara County.
Most of the city is in the Campbell Union School District for kindergarten through 8th grade and the Campbell Union High School District for 9th through 12th grade. The Moreland School District and other districts serve some addresses. Check by address.
School boundaries change. Confirm the assigned schools for any address with the district before you buy.
The Los Gatos Creek Trail runs through the city to Vasona Lake County Park. Campbell Park and John D. Morgan Park sit along the creek.
Downtown has restaurants, shops, and a weekly farmers market.
