Selling your home
Price it from real sales, prepare it well, and manage the sale through closing
Remodel, refresh, or sell as-is?
There is no single right answer. It depends on your home, your timeline, and what buyers paid for homes like yours nearby. I show you the numbers for each path before you spend anything.
Path 1
Sell as-is.
List the home in its current condition. No project and no carrying costs while work drags on. Buyers price in the work, and offers reflect it.
Fits when you need to move soon, or the home needs more work than makes sense to take on.
Path 2
Refresh.
Paint, flooring, lighting, landscaping, inspection repairs, and staging. A project measured in weeks, not months.
Fits when the home is sound but looks dated in photos.
Path 3
Update first.
A kitchen, bath, or larger project before you list. More cost, more time, and more risk. It can pay off when updated homes nearby sell for well above the cost of the work.
Fits when you have the time and budget, and recent sales support it.
I pull recent sales of updated and original-condition homes near you, so you can weigh the cost of the work against what buyers actually paid.
What I do before you list
Most of a sale is decided before the first showing. Here is what I handle with you.
Pricing walkthrough
I walk through your home, then show you the recent sales that set its value, both as it is today and with updates.
A ranked prep plan
A room-by-room list of what to fix, what to refresh, and what to leave alone, ranked by what buyers notice and what it costs.
Inspections and disclosures
We can order inspections before you list, so buyers see the reports up front and escrow has fewer surprises. I help you pull your disclosure documents together.
Photos, video, and marketing
I spent about a decade producing video and running marketing before real estate. Your home gets professional photos, video, and a listing written around what buyers search for.
Staging
We decide what to stage, what to store, and when, so the home shows well in person and online.
How it works

Your home goes live on the MLS, Redfin, and the major home search sites, with a showing plan that fits your schedule.

FAQs
Should I remodel before I sell?
Sometimes. A remodel pays off only when buyers nearby pay more for updated homes than the work costs, and when the work finishes on time. I pull recent sales of updated and original-condition homes near you so you can compare before you decide.
Which updates matter most before listing?
Usually the ones buyers see first: paint, flooring, lighting, curb appeal, and repairs an inspection would flag. The right list depends on the home. I give you a ranked list after a walkthrough.
Can I sell my home as-is in California?
Yes. Selling as-is means you do not make repairs. You still must disclose known material facts about the property and give buyers the required disclosure forms. For legal questions about your situation, talk to a real estate attorney.
Should I get a pre-listing inspection?
It often helps. Buyers see the reports up front, and you can fix issues or price them in before offers come in. That leaves less to renegotiate in escrow.
How do you price my home?
From recent closed sales of similar homes nearby, adjusted for condition, size, and lot. I show you every sale I use, so you can see how I got to the number.
